RESULTS · MEASURED THE HARD WAY

Case studies.

Four portfolios in the US, the UK and Dubai, each measured on the same listings a year apart, with the market printed beside them. Percentages only, no client names, nothing flattered by new units.

Updated 2026-10-18

HOW TO READ THESE

Same listings, a year apart, market beside them.

Most "results" in this industry compare a whole portfolio this year with a smaller one last year, so new units do the work. Every number on this page counts only listings that were live in both periods. Each listing is set against its own market: the RevPAR change of its PriceLabs comp set over the same months. You see percentages, not currency amounts, and no client names. Our clients' businesses are theirs to disclose, and we'll walk you through the full listing-level reports on a call.

What drove it

Almost all of the gain came from rate. The average nightly rate on these listings rose +28.9% while occupancy held (77.5% → 79.0%), even as the market's own occupancy slipped from 68% to 66%. Every month beat last year, and the market was flat to down in four of the six.

Jan–Mar 2026 vs Jan–Mar 2025 (peak season) · rental revenue by stay date, excluding cleaning and taxes

What drove it

January and February, the heart of Dubai's season, were up 46% and 54%: occupancy rose from 68% to 82% and from 63% to 86%, and rates rose too. In March the whole Dubai market dropped sharply (market RevPAR −40%, occupancy 36% against 65% a year earlier) and these listings fell with it. Across the quarter they still finished +24.5% against a market at −9.4%. We show March rather than hide it.

METHOD

How we measure this.

  • Same listings only. A listing counts if it took bookings in every month of the comparison period a year earlier (five of six for April–September), and it's still with us. Anything added since is excluded.
  • Revenue is rental revenue by stay date from PriceLabs, excluding cleaning fees and taxes, in each client's own currency, so exchange rates can't move it.
  • Their market is the RevPAR change of each listing's own PriceLabs comp set over the same months, combined across the listings.
  • Nightly rate and occupancy are for the same listings: revenue per booked night, and booked nights as a share of nights in the month.
  • Periods. April–September for most; January–March for Dubai, where the season peaks in winter and our saved data starts in January 2026.
  • Not every client looks like this. These are four of our strongest. Across every client and listing we can measure the same way, we averaged ahead of each listing's own market in April–September 2026. Ask us on a call and we'll show you the spread, including the ones that trailed.
QUESTIONS

Questions operators ask.

How do you measure a revenue management result fairly?

Compare the same listings over the same months a year apart, and set the change against each listing's own market over those months. Adding units, or quoting whole-portfolio growth, makes almost anyone look good; same-listing, market-relative numbers don't.

Why don't you name the clients?

Their performance is their business. We share the full listing-level reports with operators on a call, and introduce references once we're both serious.

Will I get the same result?

Not necessarily. Gains vary by portfolio; the biggest come from operators moving off set-and-forget pricing. The free gap audit tells you what's realistic for your listings before you commit to anything.
