Canada short-term rental revenue management.

What short-term rental demand looked like in our Canadian markets in 2026 (the Toronto area, Vancouver and Calgary) and how to price for a short, sharp summer peak.

THE MARKET, MONTH BY MONTH

Canada short-term rentals, Oct 2025 to Sep 2026.

These are market numbers, not ours: the average across the PriceLabs comp sets of the Canada listings we price (up to 38 in a month), each month set against the same month a year earlier. A comp set is the group of competing listings a property is priced against, so this is what operators across the market saw.

WHAT IT MEANS FOR PRICING

What moves revenue in Canada.

1. The summer peak is short and steep

Market occupancy climbed from about 47% in Jan to 76% in Aug, and nightly rates peaked at about C$368 in Jun. Getting June to August right is most of the year, so those dates should be priced months ahead.

2. Big event weeks need their own rules

Events like the Calgary Stampede reshape a city's demand for ten days. Premiums, minimum stays and cancellation terms for those weeks should be set early, then defended.

3. Regulation shapes supply

Provincial and city short-term rental rules (British Columbia's principal-residence requirement, for example) keep changing who can operate. When supply drops, rates can rise; pricing should follow the market you're actually in, not last year's comp set.

A SECOND SOURCE · AIRBTICS

What the wider Canada market says.

PriceLabs comp sets show the listings ours compete with directly. Airbtics tracks every active short-term rental in each market, so it's a useful cross-check on the whole picture: median occupancy and nightly rate for Sep 2025–Aug 2026 against the twelve months before, and the change in the number of active listings.

What it means. Supply grew in Toronto, Calgary: more listings competing for the same guests is exactly when rate discipline and a hand-picked comp set matter most.
