French Alps short-term rentals, Oct 2025 to Sep 2026.
These are market numbers, not ours: the average across the PriceLabs comp sets of the French Alps listings we price (up to 83 in a month), each month set against the same month a year earlier. A comp set is the group of competing listings a property is priced against, so this is what operators across the market saw.

What moves revenue in French Alps.
1. The year is decided in about twenty weeks
Market occupancy ran about 70% in the heart of the season and fell to 20% out of season. Almost all of the year's revenue sits between mid-December and April, so every week of it needs a deliberate price, set well before the season opens.
2. February is the peak, and it should be priced like one
Market nightly rates peaked at about €601 in Feb, driven by French and UK school holidays. Those weeks sell regardless; under-pricing them is the most expensive mistake in the Alps.
3. Changeover days and seven-night stays
Much of the market still books Saturday-to-Saturday weeks. Flexible stays can fill gaps, but only if minimum stays and changeover rules are managed week by week rather than set once.
4. Early bookers and last-minute skiers are different guests
Groups book chalets months ahead; couples and friends fill late gaps. Hold rate on the early demand and use the late weeks to fill the holes, not the other way round.
What the wider French Alps market says.
PriceLabs comp sets show the listings ours compete with directly. Airbtics tracks every active short-term rental in each market, so it's a useful cross-check on the whole picture: median occupancy and nightly rate for Sep 2025–Aug 2026 against the twelve months before, and the change in the number of active listings.
| Market | Median occupancy (prior 12 mo → last 12 mo) | Median nightly rate, USD | Active listings, year on year |
|---|---|---|---|
| Courchevel (Saint-Bon-Tarentaise) | 56% → 41% | $281 → $341 (+22%) | +6% |
| Val Thorens (Les Belleville) | 56% → 40% | $281 → $355 (+26%) | +16% |
