Greece short-term rental revenue management.

How short-term rental demand moved in Athens and the islands in 2026, and how to price a market with a long summer and a quiet winter.

THE MARKET, MONTH BY MONTH

Greece short-term rentals, Oct 2025 to Sep 2026.

These are market numbers, not ours: the average across the PriceLabs comp sets of the Greece listings we price (up to 13 in a month), each month set against the same month a year earlier. A comp set is the group of competing listings a property is priced against, so this is what operators across the market saw.

WHAT IT MEANS FOR PRICING

What moves revenue in Greece.

1. A long summer, a quiet winter

Market occupancy rose from about 46% in Jan to 82% in Sep. Islands are more seasonal than Athens; each needs its own calendar, base price and minimum stay.

2. Athens works year-round, the islands do not

City stock can hold winter occupancy with the right weekly and monthly rates; island stock should concentrate on maximising the summer and shoulder months.

3. Watch the shoulder months

May–June and September are often under-priced. Demand is strong and guests are less price-sensitive than the calendar suggests.
