Malta short-term rentals, Oct 2025 to Sep 2026.
These are market numbers, not ours: the average across the PriceLabs comp sets of the Malta listings we price (up to 84 in a month), each month set against the same month a year earlier. A comp set is the group of competing listings a property is priced against, so this is what operators across the market saw.

What moves revenue in Malta.
1. Summer rates are double winter
Market nightly rates ran from about €101 in the quietest months to €225 in high summer, while occupancy stayed high from spring through autumn (45% at the low, 82% at the peak). Base prices need to move with the season, not just occupancy.
2. A long shoulder season
April–June and September–October are strong in Malta. Treating them as off-peak leaves money on the table; pricing them close to summer, with sensible minimum stays, usually holds occupancy.
3. Summer books early
Guests booked 23–56 days ahead on average, furthest ahead for summer. Hold summer rates early instead of discounting into a calendar that would have filled anyway.
+36% on the same listings, against a market at +15%.
