THE MARKET, MONTH BY MONTH

Manchester short-term rentals, Oct 2025 to Sep 2026.

These are market numbers, not ours: the average across the PriceLabs comp sets of the Manchester listings we price (up to 62 in a month), each month set against the same month a year earlier. A comp set is the group of competing listings a property is priced against, so this is what operators across the market saw.

WHAT IT MEANS FOR PRICING

What moves revenue in Manchester.

1. Event nights decide the month

Home fixtures at two Premier League clubs, arena concerts and conferences create two- and three-night spikes all year. They're published weeks or months ahead, so the premium should be set early and protected, not discovered when the calendar fills.

2. Demand is steadier than in leisure markets

Market occupancy ran about 46% in Jan, the quietest month, and 62% at the busiest. That flatter curve means the gains come from getting every week right, not from one peak season.

3. Watch pace a month out

Guests booked 23–39 days ahead on average, so the price a date carries three to five weeks out decides most of its revenue. Pace has to be checked weekly and slow weeks fixed while there is still time to sell them.

4. Mid-week and weekend are different businesses

Contractors and corporate guests fill Monday to Thursday; leisure and event guests fill weekends. Day-of-week pricing and minimum stays should reflect who actually books each night.

A SECOND SOURCE · AIRBTICS

What the wider Manchester market says.

PriceLabs comp sets show the listings ours compete with directly. Airbtics tracks every active short-term rental in each market, so it's a useful cross-check on the whole picture: median occupancy and nightly rate for Sep 2025–Aug 2026 against the twelve months before, and the change in the number of active listings.

What it means. Rates rose while occupancy eased: the market traded volume for rate. Knowing which of your nights can carry the higher rate, and which can't, is where the money is.

QUESTIONS

Questions operators ask.

Is Manchester a good market for Airbnb?

Demand is steady: across the comp sets we track, Manchester market occupancy ran between about 46% and 62% through 2026. The difference between a good and an average year is mostly how well event nights and mid-week demand are priced.
