Thailand short-term rentals, Oct 2025 to Sep 2026.
These are market numbers, not ours: the average across the PriceLabs comp sets of the Thailand listings we price (up to 54 in a month), each month set against the same month a year earlier. A comp set is the group of competing listings a property is priced against, so this is what operators across the market saw.

What moves revenue in Thailand.
1. Island seasons don’t follow the rest of Thailand
The Gulf islands have a different rainy season from Phuket and the Andaman coast. Market occupancy in our Thai markets ran from about 50% in Jun to 90% in Feb; pricing should follow that local curve, not a national one.
2. Full Moon weeks are events
On Koh Phangan, party weeks lift demand on predictable dates every month. Premiums and minimum stays for those nights should be set well ahead and held.
3. Villas and city apartments are different businesses
Pool villas sell on experience and book further out; Bangkok apartments sell on location and book late. Each needs its own comp set and booking-window strategy.
What the wider Thailand market says.
PriceLabs comp sets show the listings ours compete with directly. Airbtics tracks every active short-term rental in each market, so it's a useful cross-check on the whole picture: median occupancy and nightly rate for Sep 2025–Aug 2026 against the twelve months before, and the change in the number of active listings.
| Market | Median occupancy (prior 12 mo → last 12 mo) | Median nightly rate, USD | Active listings, year on year |
|---|---|---|---|
| Koh Phangan | 75% → 60% | $82 → $87 (+6%) | +26% |
| Bangkok (1–2 bed) | 75% → 53% | $53 → $58 (+8%) | +19% |
