THE MARKET, MONTH BY MONTH

United States short-term rentals, Oct 2025 to Sep 2026.

These are market numbers, not ours: the average across the PriceLabs comp sets of the United States listings we price (up to 366 in a month), each month set against the same month a year earlier. A comp set is the group of competing listings a property is priced against, so this is what operators across the market saw.

WHAT IT MEANS FOR PRICING

What moves revenue in United States.

1. Every city has its own calendar

Phoenix and Scottsdale peak in winter and spring, the Midwest in summer, South Florida in winter. A national seasonality curve fits none of them, so base prices and minimum stays need setting city by city (see the city table).

2. Rate, not occupancy, is where most portfolios leak

US market occupancy ran 54–67% through 2026. Many operators already run full calendars; the gap is usually nightly rate on the dates that would have sold anyway.

3. Events and conventions are planned months ahead

Festivals, conventions, college sports and concerts are on the calendar long before guests book. Pricing those dates early, and holding, captures the premium.

4. Pace decides the month

The market's average booking window ran 23–42 days. Weekly pace checks against forecast catch slow weeks while there is still time to fill them.

What the wider United States market says.

PriceLabs comp sets show the listings ours compete with directly. Airbtics tracks every active short-term rental in each market, so it's a useful cross-check on the whole picture: median occupancy and nightly rate for Sep 2025–Aug 2026 against the twelve months before, and the change in the number of active listings.

What it means. Supply grew in Minneapolis, Phoenix, Dallas, Miami, Atlanta: more listings competing for the same guests is exactly when rate discipline and a hand-picked comp set matter most.
