Gold Coast short-term rentals, Oct 2025 to Sep 2026.
These are market numbers, not ours: the average across the PriceLabs comp sets of the Gold Coast listings we price (up to 129 in a month), each month set against the same month a year earlier. A comp set is the group of competing listings a property is priced against, so this is what operators across the market saw.

What moves revenue in Gold Coast.
1. School holidays set the calendar
Queensland and interstate school holidays drive the sharpest rate moves: market nightly rates swung from about A$293 to A$543 across the months we track. Each holiday block deserves its own base price and minimum stay, set before families start booking.
2. Occupancy is high, so rate is the lever
Market occupancy stayed around 73–88%. When the market is that full, under-pricing is the most common leak: the calendar fills and nobody notices it filled too cheaply.
3. Events in a compact strip
With most stock packed into a few kilometres of coastline, a major event fills the whole strip at once. Price event dates early and hold; there is little competing supply.
4. Watch the booking window
Guests booked 30–55 days ahead on average. Weekly pace checks matter, especially in the shoulder weeks between holidays.
What the wider Gold Coast market says.
PriceLabs comp sets show the listings ours compete with directly. Airbtics tracks every active short-term rental in each market, so it's a useful cross-check on the whole picture: median occupancy and nightly rate for Sep 2025–Aug 2026 against the twelve months before, and the change in the number of active listings.
| Market | Median occupancy (prior 12 mo → last 12 mo) | Median nightly rate, USD | Active listings, year on year |
|---|---|---|---|
| Gold Coast | 83% → 78% | $200 → $228 (+14%) | +0% |
