Sydney short-term rentals, Oct 2025 to Sep 2026.
These are market numbers, not ours: the average across the PriceLabs comp sets of the Sydney listings we price (up to 97 in a month), each month set against the same month a year earlier. A comp set is the group of competing listings a property is priced against, so this is what operators across the market saw.

What moves revenue in Sydney.
1. Sydney stays busy all year
Market occupancy held between about 65% and 85% in the months we track. With demand that steady, the gains come from rate: knowing which nights will sell anyway and pricing them accordingly.
2. Rates are high, and so is the cost of getting them wrong
Market nightly rates ran around A$450–A$689. At that level a 5% mistake on every night is worth more than most discounts ever buy back.
3. Big public events are fixed points
New Year's Eve, Vivid Sydney in winter and the major sporting fixtures are known well in advance. Price them early and hold; the guests booking those dates aren't shopping on price.
4. Guests book well ahead
The average booking window ran 33–58 days, longer than in most city markets. That means rates for the next two months are being decided now; pricing them late leaves the early, less price-sensitive demand on the table.
What the wider Sydney market says.
PriceLabs comp sets show the listings ours compete with directly. Airbtics tracks every active short-term rental in each market, so it's a useful cross-check on the whole picture: median occupancy and nightly rate for Sep 2025–Aug 2026 against the twelve months before, and the change in the number of active listings.
| Market | Median occupancy (prior 12 mo → last 12 mo) | Median nightly rate, USD | Active listings, year on year |
|---|---|---|---|
| Sydney (1–2 bed) | 87% → 80% | $168 → $208 (+24%) | +0% |
